Getting Started

Applying for a Rental Property

Once you have identified a suitable property, we will arrange a viewing at a convenient time and guide you through each stage of the application process.

Browse our available rental properties and submit an enquiry to arrange a viewing or discuss your requirements with our team.

Viewing

Our team will arrange a convenient viewing appointment and provide any additional information you may need about the property.

Application

If you wish to proceed, you will be asked to complete a tenancy application and provide supporting information for referencing checks.

Referencing

Comprehensive affordability and referencing checks will be carried out, including employment, credit and previous landlord references where applicable.

Tenancy Agreement

Once your application has been approved, tenancy documentation will be prepared and provided for review and signing.

Move In

Once all documentation and payments are complete, you will receive your keys and move into your new rental home.

Referencing & Affordability Checks

Information Required to Process Your Application

As part of the tenancy application process, standard referencing and affordability checks will be carried out using the documentation below.

Photo ID

Valid photo identification for all adult applicants, such as a passport or driving licence.

Proof of Address

Proof of current address, such as a recent utility bill or bank statement dated within the last three months.

Proof of Income

Proof of income, such as recent payslips or employer confirmation of salary and employment.

Previous Landlord

Previous landlord or agent contact details may be requested for referencing purposes where applicable.

Bank Statements

Recent bank statements may be requested to support affordability assessments.

Right to Rent

Right to Rent checks will be carried out in accordance with current UK legislation.

Tenant Fees

Tenant Fees, Permitted Payments & Protection

The following permitted payments may apply during your tenancy in line with the Tenant Fees Act 2019.

Before the Tenancy Starts

Payable to Heale Property Management Ltd:

  • Holding Deposit — Up to one week's rent
  • Tenancy Deposit — Up to five weeks' rent

During the Tenancy

Payable to Heale Property Management Ltd:

  • Up to £50.00 + VAT for approved tenancy amendments or variations requested by the tenant
  • Interest may be charged on late rent payments at 3% above the Bank of England base rate where permitted under current legislation
  • Reasonable costs for the replacement of lost keys or security devices
  • Reasonable costs associated with early termination of the tenancy where requested by the tenant

Tenant Protection

Heale Property Management is a member of a government-approved Client Money Protection scheme and an independent redress scheme through The Property Ombudsman (TPO).

Details of our memberships and certificates are available upon request.

How much deposit will I need to pay?
Tenancy deposits are typically equivalent to up to five weeks' rent and are securely protected within a government-approved tenancy deposit scheme.
How long does the referencing process take?
Referencing and affordability checks typically take between 2–5 working days, depending on how quickly supporting information is provided.
Can I have a pet at the property?
Pet requests will be considered in line with the landlord's preferences, property suitability and current legislation. Please contact us for further information on individual properties.
What happens if something needs repairing?
For fully managed properties, maintenance issues should be reported directly to our team so appropriate action can be arranged. For non-managed properties, tenants should contact their landlord directly.
What happens if I have an emergency repair?
Emergency maintenance issues should be reported immediately using the contact details provided at the start of the tenancy.
Can I redecorate the property?
Written permission from the landlord is required before carrying out any redecoration or alterations to the property. Our team can assist with submitting requests where required.
What notice do I need to give to end my tenancy?
Tenants are generally required to provide written notice in accordance with the terms of their tenancy agreement and current legislation.
How do I get my deposit back at the end?
At the end of the tenancy, a check-out inspection will be completed. Providing the property is returned in an acceptable condition, allowing for fair wear and tear, the deposit will be returned in accordance with the tenancy deposit scheme process.
How are deposits protected?
All tenancy deposits are securely protected within a government-approved tenancy deposit scheme.
Will I receive prescribed tenancy information?
Relevant tenancy documentation and prescribed information will be provided before the tenancy begins.
